Most of Virginia Gateway's Next Wave Shortens a Drive. The Dessert Shops Are the Exception.

October 29, 2026

On October 19, Federal Realty Investment Trust announced nine more merchants for Virginia Gateway. The center has already added eight new businesses since March. The list sounds like a lot is coming to Gainesville. For most of the names, though, the bigger change is distance. Crab cakes, Paris Baguette pastries and an Orangetheory class can already be had somewhere in Prince William County or nearby. Now they'll be closer.

Two openings are different. The Baked Bear and Dumont Creamery & Cafe are both expected in early 2027. Each will bring something no other part of western Prince William has. One will be the brand's only store in Virginia, and the other its second. The rest of the announcement arrives on either side of those two.

By year-end, a crab cake you could already drive to

The first group is due "before the end of 2026," which gives it about ten weeks.

Frye's Famous Crab Cakes makes Maryland-style crab cakes from lump crab meat, with traditional Chesapeake Bay flavors. The Prince William Times describes it as a locally owned restaurant that also serves fried chicken and sides, with locations in Ashburn and Manassas. The Frye's website lists its Manassas shop at 7541 Presidential Lane. So the Gateway store is a third location for a brand that already operates in the county.

Talkin' Tacos sells Mexican street food built around birria tacos with consommé for dipping. The menu also has quesadillas, burritos, rice bowls and Mexican street corn. The location list on the Talkin' Tacos site includes a Washington shop at 1800 M St NW.

LaserAway is a national medical aesthetics chain. It offers laser hair removal, tattoo removal, skin treatments, Botox, dermal fillers and body contouring, all performed by licensed medical professionals.

None of the three has posted an exact opening day or storefront address yet. The only window so far is the owner's "before the end of 2026."

Early 2027 brings the openings Virginia doesn't have yet

The Baked Bear and Dumont Creamery & Cafe are both expected in early 2027, and neither has a shop anywhere in western Prince William today.

Merchant Expected Nearest existing location What it means for Gainesville
The Baked Bear Early 2027 Bethesda, Maryland Only Virginia store on the brand's list
Dumont Creamery & Cafe Early 2027 Fairfax, on the Lee Jackson Memorial Highway service road Second Virginia shop
Paris Baguette Spring 2027 9765 Liberia Avenue, Manassas Closer than the Manassas café
Frye's Famous Crab Cakes By end of 2026 7541 Presidential Lane, Manassas Third location, after Manassas and Ashburn

The Baked Bear makes custom ice cream sandwiches. Customers choose freshly baked cookies or brownies, a premium ice cream and toppings, and the menu also has sundaes and warm cookie or brownie bowls. The Prince William Times calls it a San Diego-based franchise and reports that, according to the company's website, Gainesville appears to be its first Virginia location. That matches the brand's own location list, which shows Bethesda, Maryland, and a Gainesville store marked coming soon. Gainesville is the only Virginia entry.

Dumont Creamery & Cafe offers more than 40 flavors of handmade ice cream and sorbet, plus specialty coffee, espresso drinks, bubble tea, milkshakes and baked goods. The same Prince William Times report traces the company's roots to India. It says Dumont has 10 U.S. locations, one of them in Fairfax County, and that Gainesville will be its second shop in Virginia. Right now the closest one is the Fairfax shop at 13041 C Lee Jackson Memorial Hwy Service Rd.

In practice, the year-end openings make a trip to Manassas or Ashburn shorter. The early 2027 pair will draw people to Gainesville from the rest of the state.

Promenade Commons Street keeps adding evening spots

Only one of the early 2027 shops has a published address so far. The Baked Bear's Gainesville page lists 14062 Promenade Commons Street and shows its hours as "coming soon."

That puts it on the same street as two of this year's most-discussed openings. Carbonara opened September 9 at 14081 Promenade Commons St., as Bristow Beat reported. It's the New York-style Italian restaurant from chef Mike Cordero, with handmade pasta and live entertainment on weekends. South Block, which serves açaí bowls, smoothies, juices and toasts, opened August 8 at 13945 Promenade Commons St., according to QSR Magazine.

Once The Baked Bear opens, one street will have a smoothie bar, a sit-down Italian dinner and a build-your-own ice cream sandwich within a few addresses of each other. Federal Realty's announcement highlights Carbonara as the anchor of this year's dining additions:

"Attracting renowned local restaurateur, Chef Mike Cordero, alongside nationally and internationally recognized brands such as Sephora, MINISO and Paris Baguette, underscores the center's ability to draw leading operators across multiple categories while continuing to strengthen the retail and dining mix."

That's Mike Ennes, Senior Vice President of Asset Management at Federal Realty, in the release published by Prince William Living.

Dumont's storefront hasn't been announced, so it may or may not end up on Promenade Commons.

Spring 2027 fills in errands and recovery

The last group, due in spring 2027, goes back to saving drives. It also adds to a wellness category that has been growing along this stretch all year.

Paris Baguette is an international bakery café with breads, pastries, cakes, savory pastries, sandwiches and specialty coffee. It already has a café at 9765 Liberia Avenue in Manassas, so the Gateway store mainly cuts the drive.

Orangetheory Fitness is coming back to Virginia Gateway under new ownership. It runs coach-led 60-minute classes that combine treadmill intervals, rowing and strength work, with heart-rate tracking during the workout.

MINISO is a global retailer of low-cost beauty products, home accessories, electronics, toys, stationery and gifts. It's known for character collaborations and collectibles.

Ignite + Immerse sells private contrast therapy sessions. Each suite combines a full-spectrum infrared sauna, red light therapy, a cold plunge and a vitamin C shower, used in sequence from heat to cold. Some of those services are already available nearby. NOVA Life Wellness Center held its ribbon-cutting July 9 at 14535 John Marshall Highway, Suite 203, in Gainesville. It offers red-light, PEMF, cryotherapy, sauna, IV and compression therapies, according to Potomac Local. By spring, the Gainesville corridor will have two recovery studios that opened within a year of each other, with LaserAway's aesthetics services opening before both of them.

The calendar, as the owner gives it

These are Federal Realty's seasonal windows, not confirmed opening days, so they can still move.

  1. Before the end of 2026: Frye's Famous Crab Cakes, Talkin' Tacos, LaserAway
  2. Early 2027: The Baked Bear, Dumont Creamery & Cafe
  3. Spring 2027: Ignite + Immerse, Orangetheory Fitness, MINISO, Paris Baguette

These nine follow this year's first eight. Warby Parker opened in March and Sephora in April. Auntie Anne's, Cinnabon and Call Your Mother came in May, then McAlister's Deli in June, honeygrow in July, South Block in August and Carbonara in September. honeygrow's stir-fry and salad counter is at 5055 Wellington Road, as Potomac Local reported when it opened. When the spring group opens, the center will have added 17 businesses in roughly 15 months.
